Do landlords have to have fire doors?

The current fire door regulations for landlords are as follows:

  • Fire doors must be fitted in Houses in Multiple Occupation (HMOs) - and the Responsible Person must carry out a suitable and sufficient Fire Risk Assessment in accordance with the requirements of the Fire Safety Order.
  • In HMOs, fire doors must be fitted in all places that are necessary for the safety of occupants in a fire - these may include bedrooms, landings, hallways and stairwells
  • Fire doors and escape doors must be installed in places so that occupants can safely evacuate the building. Fire doors can also provide a protected route for emergency rescue services.
